The Project Shepherd is pivotal in overseeing the planning, execution, and completion of our nonprofit clients’ construction projects. Project Shepherds oversee all aspects of construction projects, working closely with board members, contractors, and volunteers.

In this role I commence engagement with the client during the real estate negotiation and then lead the external partners for each project in their program. I first seek proposals from civil engineering and architecture firms and then lead the selected team through due diligence, design and permitting. Upon completion of the permitting activities I manage the bidding and finally the construction phase with the awarded general contractor.

In this role I am accountable for managing the fiduciary success of multiple client programs while building strong relationships with each client's key leaders including a full understanding of client's operations. I mentor CESO's multiple business stream delivery teams to ensure the contribution/activity of each team is consistent with the client's end goals. The business streams include Civil Engineering design, Architectural design, Landscape Architecture, Planning & Zoning, Traffic Impact Analysis as well as ALTA/TOPO Land Surveying. Beyond achieving the key objective of meeting each client's goals, I am responsible for resourcing internal teams and contractually securing third party specialty services.

Managed team of more than 100 employees building new or renovating existing stores for McDonalds, Starbucks, Jiffy Lube and Sunoco.

Managed team of more than 50 employees building new or renovating McDonalds locations in more than 25 states, as well as building new or renovating Starbucks locations in more than a dozen states.

Managed group of 25 employees, building new or retrofitting Starbucks stores as well as renovating Price Chopper grocery stores.

In this role I have led the Planning, Zoning, Development and Construction Management activities associated with the expansion of a major convenience retailer growing in the U.S. and Canada.

In this role I was the liaison with our Retail Oil & Convenience Retail clients having programs stretching across multiple sites, nationally. My team began their work with the Permitting & Development Stage and continued all the way through the Construction and opening of the facility.

Responsible for $100M in Project Management activities, including site investigation, site design, permitting, zoning, forecasting, construction, budget and resource management for all capital Retail Marketing projects including new stores for both company and franchise locations coast to coast.Responsible for the permitting and construction of Hydrogen Fueling facilities.Management of 21 employees as well as external partnerships with 16 Architectural & Engineering firms for the permitting/land use approvals, beer & wine licenses, and entitlements.Implemented Change Order controls leading to <$25K/ job average on New Builds.Developed a cost reduction plan to reduce site investigation, design and permitting support costs by 10-20% across US markets in 2008, in conjunction with a larger team effort to reduce total build costs by $900K per site.In 2006 - 2007 delivered 27 new company stores, 3 Hydrogen stations, 97 am/pm stores and hundreds of Marketing programs projects ahead of schedule and under budget by 5%.In 2007, commenced project investigations, design and permitting efforts for 100 + raze-rebuilds and 200 + major retrofitting projects.

Managed the delivery of $40M in Capital projects including site investigation, site design, permitting and construction.Managed core staff of 19, consisting of Construction Managers, & Zoning & Development Managers.Led cost reduction trials, zoning & permitting optimization studies and construction timing investigations for the accelerated roll-out of a new facility prototype, in a 3 market area.Implemented cost reduction strategies through exclusive market wide alliances with GC's and A&E firms.Implemented unit price estimating and contracting methodology to speed projects into permitting and construction, by removing the timing delays of traditional bidding.Implementation of alliance GC's allowed for valuable cost reductions by becoming involved in design and permitting stage of project.41 Raze & Rebuild/New Build sites were developed over this time period in Chicago, Orlando and Atlanta. Responsible for the development of civil engineering standards used for construction of BP gasoline service stations & convenience stores in the Eastern United States. Supervised a team of 3 engineers.

Responsible for engineering, permitting and the procurement of materials and contractors necessary to Re-image the Gulf and Standard Oil of Ohio stations and Re-brand them to BP Job encompassed the re-image activities in the Eastern United States. Managed capital spend within the approved budget. Worked with vendors to create workable designs for optimal field implementation of the re-imaging materials. Supervised a team of 6 engineers and field coordinators.

Responsible for leading and training the Maintenance Supervisors and Construction Engineers in the process and standards required of the Re-imaging and Re-branding program, as the Gulf and Sohio facilities were converted to BP stations.

Responsible for the permitting and construction of major capital improvement projects including raze & rebuilds, new builds, canopy additions and Pro-care service centers in the Ohio markets. Created and managed the spend for each project.

Supervised general contractors in the installation of the Supervisory Control and Data Acquisition system on the Ohio and Indiana pipeline system. Managed field team completing special projects at the Cleveland Asphalt plant in conjunction with the maintenance personnel.Managed the receipt and review of shop drawings, and equipment spec sheets during the major building expansion of the Warrensville Ohio Research facility.Supervised general contractors in the installation of the Vapor Recovery units at the wholesale marketing terminals through out Ohio.
