A director of FP&A and Operations real estate development typically has a wide range of responsibilities, include but not limited to: •Manage and contribute to the development of new properties by researching market trends, proposing potential deals with management, and overseeing construction projects (e.g., Construction sites). •Coordinating with 3rd party professional services such as architects, engineers, contractors, security, or other consultants as needed to ensure that construction projects proceed according to schedule and budget.•Recommending appropriate strategies for maximizing profits and minimizing risks when selling or purchasing real estate properties•Managing in concert with President, property portfolios by identifying opportunities for sales, development, or leasing of individual properties or entire portfolios•Negotiating in concert with the management team surrounding purchase contracts for land or existing buildings, including terms such as price, down payment and interest rate, closing date, and contingencies•Generate and reviewing financial statements to determine if projects will generate adequate revenue and corresponding return on investment. •Strategic Planning: works with upper management to develop long term plans for the organization around the growth and development of construction initiatives.•Contribute and establish relationships with local businesses and community leaders to promote new developments•Provide ongoing coaching and feedback to the construction team including but not limited to management, evaluation, discipline, and succession planning for all department employees in coordination with the Human Resources policy and procedures.•Communicating with private investor throughout the development process as necessary.
