Responsible for overseeing the day-to-day operations of 4 to 7 properties in multiple states. During my tenure with GMC Properties, I was able to increase occupancy by reinforcing the company’s vision and goals. By continuous coaching, my region was able to meet or exceed operating targets and income. I developed budgets for the fiscal year, taught budgeting classes, and consistently worked with managers to help keep them in the budget.I fostered and maintained positive relationships with onsite teams through regular site visits, meetings, correspondence and by being accessible and providing timely and effective responses. I completed regular site and unit inspections to ensure the property’s compliance with company policies. Also, to evaluate maintenance, grounds, vendor services, and housekeeping operations were of the highest quality.I assisted with recruitment by positing, interviewing and onboarding all new team members in my region. Placed as the point of contact for the rollout and implementation of Entrata and conducted weekly training. I created procedures and serve as support for the onsite teams. Oversee the day to day operations of a large 477 units community undergoing a 3-year renovation with a team of 12. Duties consisted of walking all units to determine upgrades, completing ROF forms, scheduling with vendors & maintenance, motivating my leasing team and planning resident events. During my tenure, I raised overall occupancy by 4%, increased average monthly rents by $141 per unit, surpassed budgeted NOI expectations all 4 years and increased resident retention by 18% averaging 68% monthly. While successfully maintaining my day to day reporting, community projects and managing responsibilities I also assisted Managing Partners in putting together the company handbook, policy and procedures, and onboarding & training materials. As Sr. Manager I Trained and mentored all-new community managers and leasing teams.
