Sr. Project Manager
Current- Ensure PM’s have a full understanding of home building critical path, desired construction quality, cost control and client communication expectations- Set clear expectations and oversee PM schedule activities in KOVA to ensure that Start dates, NHO dates and Home Completion dates align with client expectations and Company production goals- Regularly review individual project’s cost control metrics including variances, direct costs and margins. Ensure the PM has a clear understanding of the factors controlling each of these metrics and set clear expectations on factors controllable by the PM.- Reviews all Change Orders for contracts under construction. Estimates costs and determines margin for Change Order items as needed.- Provide PM’s with a vision of upcoming workload so they can manage contractor resources accordingly- Ensure that PM’s understand safety expectations per OSHA law and are adequately addressing safety concerns on their job sites. Enforce mandatory completion of monthly safety toolbox talks.- Have a clear understanding of each PM’s professional strengths and weaknesses. Provide regular coaching and mentoring for professional development.- Identify and directly address deficiencies in PM’s performance in meeting expectations. Implement Hayden Homes Human Resources path for documenting repeat deficiencies.- Regularly visit PM’s worksites to ensure alignment with schedule, quality, safety and cleanliness expectations- Be available to provide as needed assistance for PM’s- Establish short and long term professional goals with PM’s to be reviewed on a quarterly basis.
