Deliver owner-level project management for new build, scrap, rebuild, and remodel projects for national restaurant footprint. Negotiated high-profile contracts including those for demolition, new construction, remodels, environmental abatement, remedial design, and remedial actions. Planned and oversaw the installation of utility, data, and communication systems. Managed 10 direct reports. Completed 200+ store construction projects across the country—averaging 125K sf—earning a reputation for the ability to mediate conflicts, effectively mitigate risks, foster team-wide consensus, and regain control of projects. Turned around a project headed for over-budget outcomes and the inability to hit an already-advertised Grand Opening date; developed an aggressive schedule of events to overcome permit delays, cultivated proactive communication across all stakeholders, and drove an on-time opening with minimal cost impact.  Developed productive, professional working relationships with project stakeholders including clients, staff, subcontractors, building officials, government agencies, and Legal, Construction, Real Estate, and Maintenance Teams. Volunteered to address significant client relations issues out of Los Angeles office, maintaining existing workload while spending 8 months in California to regroup the team, align efforts with best practices, and regain client’s trust. Spent considerable time onboarding, training, and mentoring West Coast project managers as the organization expanded, acquired new business, and required additional project and construction leadership resources. Worked in the Site Development Department, creating and managing due diligence reports for programs such as Ruby Tuesday, Chick-fil-A, BP, and other restaurant facilities.
