Manage daily operations of each property to include Property Management, Construction Management and Property/Liability Insurance. Hire, manage, discharge maintenance technicians and outside contractors. Prepare and set CAM budgets and Capital Improvements. Review proposed lease language and review existing leases for tenant compliance and renewal leases. Negotiate monthly, annual and one time contractor proposal.Oversee Design-Builder for compliance with new building construction and tenant buildouts. Review design-build agreements and participate in the negotiation of terms. Review, negotiate and authorize applications for payments and change orders. Attend bi-weekly job site meetings and visually inspect the construction process.
