I created a web-based contract abstract library to bridge the gap between the contract documents and the contracts database. I've used this tool to capture contract details for more than 1,500 projects ranging from small business projects < $1 million to the currently largest battery system in the world, at more than $50,000,000.The contract abstract library has reduced the time required to respond to inquiries about contractual obligations; doing in a few minutes what may have otherwise required up to 2 hours of research. It also reduces contract review time. In, a recent example, the review time for a portfolio of nearly 300 contracts was cut by 75%.

One of my earliest initiatives was the review more than 500 legacy contracts. It was estimated that as many as 17% of contractual obligations and parameters previously captured in the database had been misidentified. I developed the standard operating procedure for the review of contracts and used the standard to bring the error rate to near zero.I also identified a gap in the contract amendment process which left many amended changes unrecognized. I took on a key role in the creation of a new process for managing amendments and saved $200,000+ in the first six months of tenure.

For more than a decade, I managed a multi-million-dollar commercial real estate portfolio; building an expertise in the development and management of commercial contracts. I reduced administration and accounting delays by approximately 95% by proofreading sales proposals to eliminate contract errors. Post-execution, I reviewed contracts for accuracy, saving one client from a 30% loss in recoverable revenue.I also developed the RFP's and negotiated terms for hundreds of vendor contracts, representing the full range of property operations and improvements. This included the development and negotiation of a number of master service agreements; securing discount rates and replacing contracts at a ratio greater than 50:1, reducing contract administration time by more than 98%.In addition to contract administration and management, I developed more than 100 annual operating budgets ($6,000,000 annually), prepared more than 1,200 monthly and ad hoc operational and financial reports and managed scores of property improvement projects.
