Cypress Partners Inc. was a redevelopment company established to capitalize on the dislocation in the residential housing sector. Specifically aimed to acquire single family residential properties, non-performing loans, and distress multi-family assets at a discount to market value. Once acquired, the team at Cypress executed on a value-add / repositioning strategy and then either sold for a profit or held for appreciation and cash-flow. Cypress Partners was active throughout the Southwestern Untended States.

Richmond American Homes – Publically traded top-ten national homebuilder :• Responsible for the performance and management of over 40 active subdivisions.• Responsible for recruitment, hiring, staff development, evaluation, discipline, salary recommendations, terminations, retention and motivation of a 200+ person staff.• Responsible for land acquisitions including site location, contract negotiations, due diligence review, strategic product selection and pricing, reviewing land development budgets, reviewing proposed financial projections, and presented the projects to the Asset Management Committee – resulting in acquisitions of over $900M (Las Vegas Division).• Managed and motivated an 80 person sales force and designed marketing and incentive campaigns that resulted in year-over-year sales increase of 25% in a declining real estate market.• Accountable for forecasting and establishing annual business plan objectives.• Determined gross profit expectations, base pricing, and incentive levels for all subdivisions.• Presented monthly divisional status reports to Corporate Officers.• Integral involvement in new product development allowing for sales within a new segment of the market.• Direct reports included VP Construction, VP Sales, Director Customer Care, Marketing Director, Closing Manager, Director Land Acquisition, Director Land Development, Community Development Manager, Director of Quality Assurance
