Nibong Tebal, Penang-48 unit single storey terrace house-this is an abandon project, which we need to resubmit Development Order and Building Plan, plus precomp and land subdivision.-obtained APDL with HIMS online-attend regular CCM, TCM and site meeting. as construction is on-going-coordinate with consultants and contractors for show unit-manage EF application (do not have bridging loan for this project) -obtained APDL under HIMS system.-manage agent and sales activity is on-going-launch May 2023, target CCC November 2024

Midlands City (property developer) is a mix-development project at Semenyih, Selangor consist of SOHO, Serviced Apartment, Shops, Colleges and Event Hall.Scope of work through out my service with Midlands City Sdn Bhd.-market research to determine type of property to be develop on proposed land.-engage with consultants (architect, M&E, C&S, surveyor) on design matter.-approach local council on development zoning and compliance to determine type of property and authority requirement.-handling of application from DO (Development Order), BP (Building Plan), SiFus (Sijil Formula Unit Syer) to APDL (Advertisement Permit / Developer License)-on banking matter handle bridging loan and EF (End Financing) line application (include valuation report)-on back end office operation matter can manage office operation, sales & credit admin, account and sales (manage agencies)-experience in managing strata retail space (non-shopping mall)under Highfiled Healthcare Sdn Bhd, we put in an application for Hospital with KKM (Kementerian Kesihatan Malaysia) which we obtained approval for 300 beds under the name of Semenyih Specialist Hospital (SSH).-under the approved planning, this building connect to Midlands City via a pedestrian link bridge.-subsequently, this project sold to Vizione Holding Berhad.

Manage commercial building Space U8 @ Bukit Jelutong, Shah Alam for Mainstay Properties Sdn Bhd- promote the venue for event space for live show with Astro and RTM- approach event organizer for roadshow and promotional activities at our venue- recruit retailer and business operator (furniture outlet, F&B, kiosk, college, supermarket, karaoke, cinema and etc)- other matter; manage rental collection, collect foot fall data generate visitor pattern.KLIO (Kuala Lumpur International Outlet)- involve with leasing matter, dealing with US based Horizon Group in tenant mix planning and strategizing tenant recruitment campaign.
