Franchise development for domestic US. Assess and identify real estate locations to expand market presence and growth. Oversee the site selection process, ensuring value and maximize the return on real estate assets through proactive management of domestic real estate. Responsible for operating and maintaining real estate properties with the goal of maximizing income and profits. Screen unsolicited real estate sites. Provide interaction with real estate brokers, developers, governmental authorities and other team members. Make recommendations on site selection to ensure property meets qualifications. Complete site submittal packages and present to real estate committee for approval. Manage contract negotiations and entitlement process for tracking projected store openings.

Lafayette, Louisiana

Planning, managing, organizing, scheduling, and executing to build retail shopping centers from conception to fully leased including design, pre-leasing, construction management, tenant build-outs and tenant expansions. Participated in project planning for 96 acre master-planned acute hospital, medical, retail, and residential development by meeting demands in a team-oriented, collaborative environment. Tenant representative for national retailers in market strategies and trade area analysis for site locations, contract negotiations and relocations. Preferred Broker for Capital Growth Buchalter's Dollar General Build-to-Suit Program and Cedarwood Development's Stripes Convenience Stores Program Development.

Sourced, originated and secured new sites as Preferred Developer for CVS Pharmacy and new business development for Chase Bank and Starbucks in Texas and Louisiana. Duties included feasibility studies and financial analyses for site development, as well as developing and maintaining multiple relationships with clients, key brokers, land and property owners and government agencies that were conductive to originating new development opportunities. Participated in real estate work-out program during CVS acquisition of Eckerd Drugs.

Assisted franchisees in the procurement and development of new restaurants, ensuring maximum market penetration while minimizing encroachment in the sale of target reservation agreements, in order to deliver the region development plan for Texas and Louisiana. Key activities included site selection, planning, permitting, negotiations and analysis (including site package review); market planning and targeting, reviewing and qualifying sites for Burger King viability; and maintaining and managing third party relationships with brokers, consultants, developers and landlords.

Prepared and implemented Jiffy Lube/Q Lube Workout Plan after acquisition, which involved closing/converting/selling stores to resolve potential conflicts for both franchise and company interests.

Located, evaluated, and negotiated sites, instructed franchise training program, consulted franchisees, prepared site packages including return on investment analyses and presented site packages to the executive committee. Managed over seventy-five surplus properties in Texas and Louisiana after acquisition of Church's.
