Create and execute national LEED EB certification strategy. I am currently managing 12 recertification projects across the United States, reducing external consulting fees over $200k. Enhance property value through energy efficiency. I utilize utility incentives and revenue potential to drive EE at the property level, and have reduced annual electrical consumption by nearly 4M kWh across our Chicago portfolio. Manage property level implementation of environmental management system (EMS). We are introducing an EMS to streamline reporting and compliance, and I am managing the project to train and implement at our US properties.Develop strategies to enhance tenant value through sustainability. I work with our tenants to identify opportunities to reduce operating expenses, primarily through utilization of utility incentives and energy opportunities.Identify other opportunities through efficiency. I developed a paperless rent statement process that reduces cost and labor, while reducing outstanding days receivables, and created streamlined sustainable construction guidelines for internally managed projects.

Managed daily operations of class A commercial real estate (1M+) in downtown Chicago.Duties include: -Served as face of the building to all building tenants and visitors. -Supervised maintenance and security personel and vendors in a union environment. Audited vendor performance to ensure adherence to contract and building sustainability requirements. -Financial Reporting of monthly operating variance and quarterly reforecast projections to regional asset and property management groups. -Developed annual property operating budgets and capital plans for 1M+ square foot assets. Presented and defended budgets to internal and external ownership. -Managed building interests in capital and tenant improvement construction projects, I also coordinates LEED CI project activities on behalf of the building for tenant projects. -Oversaw property receivables activities, including tenant billing and statement distribution, collections, applications, escalation and real estate tax true ups, and lease administration. -Negotiated operating contracts at a regional and building level.

I held a variety of positions with Sherwin Williams, most recently as an operations team leader at the Chicago Emulsion facility managing a shift of over 50 employees. Previous to that, I was a plant process engineer at the factory focusing on fill line integration projects and six sigma cost reduction initiatives. Before that I was a management trainee/process engineer with the company's Plant Technical Services division in Cleveland, Ohio.
