Primary duties included planning and organizing outdoor activities, camp-outs, and monthly meetings for Cub Scout Pack 108. This position allowed me to take an active role in helping to develop responsibility, character, self-reliance, self-confidence, reliability, and readiness in young men. Being a Cubmaster also provided an excellent opportunity to teach youth about the natural environment and introduce them to the principles of conservation and sustainability.

Managed preparation of complex analyses and technical reports required to process redevelopment plan adoptions/amendments (including environmental [CEQA], fiscal, land use, and blight analyses) for local government agencies throughout California. Researched and analyzed building codes, zoning ordinances, specific plans, general plans, and other planning and development regulations. Performed detailed field analyses on more than 10,000 properties in California to evaluate building and property conditions and identify code violations, site planning issues, and infrastructure deficiencies. Executed various project management tasks, including preparing and monitoring project schedules and budgets, managing junior staff, and coordinating with colleagues, clients, sub-consultants, and public officials. Prepared and delivered public presentations on complex and controversial projects.Key Accomplishments– Performed a comprehensive analysis of housing conditions on 430 foreclosed properties in the City of Desert Hot Springs for a Neighborhood Stabilization Program grant application, which resulted in the award of a $2.8 million federal grant to the City– Refined the firm’s proprietary blight identification system to more closely match the blight definition contained in State Redevelopment Law, which produced a more efficient and legally defensible methodology that received accolades from several of California's most influential redevelopment attorneys– Authored numerous CEQA compliance documents, including a particularly complicated EIR related to the inclusion of the former Riverbank Army Ammunition Plant, an EPA Superfund site, within a redevelopment project area– Generated concise fact-based responses to written comments and objections regarding controversial projects under a tight deadline, which reduced the client’s exposure to costly legal challenges and minimized the possibility of a time-consuming public referendum

Completed a range of special projects for redevelopment project managers. Completed comprehensive site inspections to identify property maintenance concerns and plan for capital improvements. Responded swiftly and effectively to resident concerns and complaints. Developed financial forecasts and annual operating budgets for multi-family apartment communities based upon historical trends, information provided by staff, and market research.
