My duties to clients include but are not limited to...-Matching prospective buyers to specific properties and coordinating appointments and showings.-Conferring with lenders, escrow and title officers, insurance companies, home inspectors, pest control operators, and contractors if needed, to ensure that all terms and conditions of purchase agreements are satisfied before the closing date.- Determining the "Highest and Best Use" for vacant land and accurately placing a current market value on it by factoring in development costs.- Preparing comparative market analysis reports including properties that have recently sold to determine a specific competitive market price of a property.- Keeping up to date with the market and remaining knowledgeable about my area by consistently viewing property listing, reading market reports and relevant literature, and attending meetings and seminars.- Advising my clients on all matters including current market conditions, legal requirements, and firmly negotiating prices on their behalf.- Preparing lists of properties that best fit my buyers' needs which align with their financial affordability- For Listings, I will prepare a specific marketing plan exclusive to our company that will set my clients property apart from others and attract the highest and best offers.- Preparing and coordinating the closing of properties throughout the entire process by overseeing and explaining all the details of documents and contracts until the keys have switched parties and the contract has been completed.- Accompanying buyers during all inspections of their future property they are in contract to purchase.
