Ryan Ketchum brings a powerhouse of engineering expertise to CalTex as Principal and Project Manager, with a legacy rooted in a 17-year tenure that began at The California Polytechnical University of Pomona.Mr. Ketchum's command over multiple land developments exceeding $3 billion and acute decision making skills were honed by managing a diverse portfolio, including intricate underground infrastructure projects for commercial and residential with warehouse space reaching over 6 million square feet, and a sprawling 1500-unit development including apartments, townhouses and single family homes in Ontario Ranch.Eight years into real estate investment, Mr. Ketchum’s sharp eye for acquisitions and deal analysis has solidified his reputation in multifamily and land development. Project experience includes but is not limited to review and implementation of traffic control, SWPPP, BMP’s, verification of survey data, reconstruction of sidewalks to meet current ADA, curb & gutter replacement, valley gutter and spandrel reconstruction, roadway reconstruction including CAB/CMB, CTB (cement treated base), asphalt cold mill, asphalt overlay, deep lift asphalt, PCC bus pad, landscape and associated irrigation as well as coordinating independent testing lab technicians and verification of conformance to project specifications. Department of Water Resources: Inspections include but not limited to earthwork, underground drains, water, fire service, 54” discharge water pipe and encasement, structural steel, structural concrete and related rebar and formwork, CMU embedment rebar, oversight of welding procedures, coordination of independent testing lab technicians and follow up on laboratory results for conformance to project specifications.

Corona Public Works: I provide on-site services associated with reclaimed water, potable water, storm drain and sewer. Water consisted of but not limited to 20", 16”, 12”, 8” & 6” ductile iron pipe, copper water services, air-vac’s, fire services for hydrants, double detector check valves, chlorination and pressure testing per City of Corona DWP Standard. Storm drain consisted of 8”, 12” & 18” ADS, catch basins and Katchall filter systems. Sewer consisted of pressure testing of the previously installed vcp system per the Greenbook Standard. Monitored and ensured compliance to NPDES and MS4 permits by all contractors. Garden Grove Public Works: I provided on-site services associated with rehabilitation curb and gutter, sidewalk and pedestrian ramps for compliance with ADA. Road work consisted of pulverizing and cement treating the base, grading and re-profiling Brookhurst from Chapman to Katella. Rancho Palos Verdes Public Works: As the Inspector of Record I coordinated special inspection on an as-needed basis, oversaw work associated with installation of 54” diameter .625” epoxy lined steel storm drain, filet welding and epoxy coating of the storm drain, concrete intake structure, 24” & 18” RCP, grading for access roads, PCC access road, hillside stabilization, irrigation and hydroseeding, erosion and sediment controls, sub-drain and rip-rap.

Walnut Creek Energy Park Project$600M Simple Cycle Power Plant5 x 100MW GE LMS100 TurbinesInspection of Kiewit activities include but are not limited to site earthwork (unsuitable soil, structural fill/backfill, CAB/CMB fill/compaction), structural foundations, mass concrete pours, auger pressure grouted displacement piles, cast-in-drilled hole piles, blast walls, sound walls, site erected tanks, AC paving, utility/ductbank (electrical, gas, potable water, storm drain, demineralized water, recycled water, fire services, etc.) pre-cast and cast-in-place concrete, hydrostatic (≤ 250 psi) and pneumatic (1220 psi) pressure testing of power piping and process piping, flow test all plant drains for processed water waste, 2”-42” diameter HDPE, installation of fiberglass cooling tower, all pump forwarding skids, Inspection of the buildings onsite included foundation, steel framing, cmu walls, overhead gantry cranes, mechanical, electrical and plumbing, Fire Life Safety systems, all tanks and skids in the Water Treatment Building, and compressors in the Gas Compressor Building and all commissioning activities of the units (not related to electrical). Oversight of GE includes but not limited to IDF's/RFI's, placement of the main LMS100 package, super core install into the main package and connection of hoses and piping, generator, AUX skid, intercooler, filterhouse, cooling water skid, emissions control module, ammonia skid and all insularly skids, pumps, piping and tanks associated with running the units.I also represented the client at weekly and monthly construction/planning meetings in the field with multiple agencies (The Gas Company, LACSD, Rowland Water, General Electric, etc).

Edison Mission Energy (EME) bought the emission producing components of AES Huntington Beach Units 3 & 4. In order for the Walnut Creek Energy Park power plant to come online, EME had to retire EMHB 3 & 4. Oversight of decommissioning activities included severing the main fuel supply lines to each unit and fill with concrete, remove hopper sections, sever header supply lines, remove burners and all fuel nozzles from each unit, gouge the main steam and reheat lines and pierce pipes’ horizontal runs, remove the combustion control cards, flame scanner panels, and CEMS control panels, and remove boiler feedwater pumps.I also represented the client at decommissioning/planning meetings in the field with SCAQMD and AES.

Coordinated with the Project Manager and Superintendent and issued RFI’s. Prepared the material procurement log and maintained records of all documents for the subcontractors. Coordinated with the Project Manager and ensured that the work was carried in accordance to the schedule and made the necessary changes. Maintained working relationship with the subcontractors, professionals, representatives and suppliers. Performed various office activities on the site, maintained all the project specific documents. Prepared and tracked all logs such as RFI’s and submittals.

$890M Mid-City Exposition Light Rail Project8.6 Miles from Downtown Metro/7th Station to Culver City Robertson StationInspections included but not limited to utility removal/relocation/new (electrical, gas, water, storm drain, etc. ), grading, unsuitable soil, structural backfill, pad certification, pre-cast concrete, site concrete, structural concrete, MSE walls, bridge structures (remove/replace and upgrade existing rail, automotive, and pedestrian bridges from false work to post-tensioning), trench/tunnel structure, installation of rail (ballasted and fixed rail) and related communications and OCS power systems, CAB/CMB compaction and testing, PCC and AC Paving.Oversight of Contractor included but not limited to SOR's (Safety Observation Reports), traffic control, SWPPP, time and materials for change order work, review RFI's and submittals, and AQM Reports.Also I represented the client at weekly meetings in the field and office with multiple city agencies and handling community and business relations pertaining to complaints about public conflicts with the project. Specifications used include LA City Green and Brown Book, Culver City, LA County and Cal Trans.
