Project worth: $150 million.• Planned and entitled a single family development with the following challenges: existing single family and commercial developments surrounding the property needed to be integrated, extreme initial neighborhood opposition, Army Corps of Engineers negotiation and 404 permit approval for removal of existing wetlands, Urban Drainage Maintenance Eligibility requirements for existing gulch flowing through site, FEMA floodplain revisions, and existing 80’ energy and 50’ waterline easements which cut through the middle of the project site and needed to be relocated.
