Senior Property Manager
CurrentOperations:-Direct business functions for an upscale, mixed-use portfolio consisting of 600 units and 20+ staff members-Ensure contractor operation efficiency during redevelopment-Manage administrative tasks and resolve tenant/client issues.-Perpetually refine systems and processes to create better automation and productivity.-Bid out and oversee all rehabilitation projects.-Track and deliver property management teams hours worked to owners for payroll.-Ensure timely delivery of vital building submittals on a quarterly and annual basis-Main point of contact for all vendors and city officials-Manage and program key less entry systems across all properties-Oversee, direct, and organize the work of the leasing and operations teams.-Respond to and coordinate resident inquiries and requests.-Provide guidance and direction to maintenance team on a day-to-day basis.-Regularly inspect, supervise and coordinate the repair and maintenance of any property daily.-Advise director on financial planning, budgeting, cash flow, investment priorities, and policy matters.-Develop systems to track asset turnover across multiple metrics.-Maintain fortuitous relationships with clients and investors.Leasing:-Secure leases prior to move-in readiness by interacting with prospective residents, promoting continuous financial stability and enabling owners to pursue additional property acquisitions. -Identify and communicate with potential leasing prospects.-Schedule and facilitate building tours to prospective residents.-Assist prospects through the application process, gathering all required documentation and signatures.-Communicate with owners to obtain any necessary approvals.-Execute lease contracts.-Ensure apartment is ready for resident to move-in on agreed date.-Assist in monitoring renewals as needed.-Conduct move-in inspections and key distributions.-Monitor delinquencies-Furnish move-out reports to finance team to aid in
