In my role as the Community Association Manager I develop and oversee an annual multi-million-dollar reserve and operating budget for my assigned Keystone Pacific properties and serve as leadership for the Board of Directors servicing 8 properties, 1000+ homes, and 1,400 homeowners. I administer the workflow and supervise 4 team members and support staff. Our team creates homeowner communications, processes customer service requests, and orchestrates day-to-day office operations. I serve as the point of contact, working with the Board of Directors composed of homeowners to develop rapport, manage personalities and expectations, and resolve conflicts to ensure continuity of community operational strategies while performing due diligence, anticipating client desires, and satisfying legal requirements. I analyze, identify, research, and report marking opportunities to executive stakeholders, perform inspections to insure properties adhere to rules, regulations, and are in compliance with state and civil building code.Selected Accomplishments:♦ Since beginning in this role I have increased the number of Management Service Contracts each year and have maintained account retention rates at 95%.♦ I evaluate investments, calculate, and generate long term expenditure forecasts focused on consistent, stable, and secure growth.♦ I function as a vendor liaison, I coordinate acute repairs, manage specialty and long term improvement projects, ensure quality control, and negotiate project, monthly and annual service contracts.

In my role as the Senior Club Specialist I was a subject matter expert. I worked closely with clients to develop relationships, researched area preferences, made recommendations, promoted brand loyalty, and followed purchasing trends. I communicated product expectations and evaluated vendors and products for inclusion into product lines. I performed data entry, maintained inventory controls, generated reports, and analyzed sales reporting. Using historical data I produced sales forecasts to predict which products would be the best selling lines and determine high traffic area placement. I issued corporate level communications including internal training and utilization of new sales tools and technologies. In my role as Inventory management I oversaw inventory operations at the Santa Ana store. I completed data entry, processed inbound inventory, and coordinated inbound and outbound transfers from other Nordstrom distribution centers. I used internal data management systems to generate reports and reconcile BOL and shipping discrepancies. I orchestrated the deployment of seasonal, special sale, and high volume items to retail locations maintaining corporate allocations.
