• Assisting and supporting multiple fee earners with various commercial and residential property transactions involving purchases, sales, freehold and leasehold property, re-mortgages, development sites and auction sales.• Assisting, supporting and pro-actively dealing with numerous plot sales at different stages of the property transaction. • Liaising with clients to assist and resolve queries, particularly in the absence of fee earners.• Drafting legal documentation including contracts, transfer deeds, rent deposit deeds, leases, licences, deeds of variation, deeds of assignment, rent authority letters, statements of truth, statutory declarations and landlords warning notices.• Setting up new matters, carrying out client ID checks and issuing sales/contract packs.• Analysing property documentation and raising enquiries accordingly.• Raising invoices, completion statements and financial statements and resolving billing queries. • Assisting with completions, including carrying out insolvency checks and priority searches, registering transactions at HM Land Registry and dealing with stamp duty land tax payments and enquiries raised from these areas. • Carrying out adhoc requests such as exchanging contracts, obtaining mortgage redemption statements, setting up new companies, lease summary reports, research and client meetings. • Additional tasks including being on the charity committee and being a point of contact for updating Leap precedents.• Taking on additional legal secretarial responsibility for the commercial property team for 3 fee earners.
