A role comprising of Senior Commercial Management, Project Management and Arbitration services.

Working on bespoke High End Residential projects, taken on from an acquisition stage, sometimes with design in place, sometimes having to work directly with the Client and Architects to produce drawings for Planning Consent as well as taking full control of any Party Wall agreement issues prior to works commencing. Once design intent has been agreed I develop the Cost Plan for the project through obtaining quotations, using trusted and repeat subcontractors for price comparisons and reliable information and sometimes based on previous works. We also agreed the time periods to which I will then produce an accompanying Construction Programme for the duration of works.We work direct with the Client at all times which means varying agreements and terms of Contract. All work is usually done on a typical Design & Build JCT contract although in some circumstances the design, build and cost progresses with the job.It is my responsibility to track and manage all design changes with Architects, Engineers, Interior Designers etc. throughout, this can mean readjusting dates, the costing and reporting of variations and revised intent Design Team Meetings to ensure the project scope is clear at all times.As none of our projects have the same finish, bespoke procurement can be a challenging aspect when pricing or submitting valuations. Some items can only be bought internationally which can mean price inflation, seasonal demand and lengthy lead-in's which can completely change the design intent initially agreed. We will always try and source a suitable alternative but this isn't always the case and that can lead to having to manage client expectation to ensure that come Project Completion the original design intent hasn't been compromised too much unless having been improved upon.

My time at Wates was split between two Construction sectors, Retail and Education.In the three and a half years I spent with the business my role developed from starting with Assisting Surveyors manage cost and quantity on interior fit out projects for clients such as Sainsburys and Waitrose. My responsibilities increased to Assisting Package Managers on more sizable schemes including new builds and different store formats such as Debenhams and John Lewis'. My last 18 months with Wates was as a part of the Construction division, where project values and programmes were significantly bigger than those I was confident with in Retail. I am very proud to have worked along side the team and solely managed several internal and external works packages on one of Luton's flag ship Academies delivering higher Educational facilities for both the local adults and children in the area.
