Sam is an expert in the field of condominium financing. He has worked in the mortgage banking industry for over 35 years and possesses an extensive background in all areas of loan production and operations. During his tenure as National Director of Movement Mortgage's Condominium and Co-op Department, his team has approved thousands of condominium loans for Fannie Mae, Freddie Mac, FHA, VA, and USDA financing. Sam regularly conducts Condominium Financing Seminars for Realtors and Loan Officers throughout the US. He is a faculty member of Florida Realtors and recently published "Condominium Financing Fundamentals: A Comprehensive Guide For Real Estate Agents". Sam serves on MBA's Condominium Financing Committee and Fannie Mae's Project Standards Advisory Forum. He is the recipient of the prestigious “Certified Mortgage Banker” designation, the highest professional designation in the residential real estate finance industry awarded by the Mortgage Bankers Association. Making recommendations for policy and process improvements as part of the operations team.Reviewing and analyzing documentation for all new and existing condominium projects to ensure compliance with internal policies, procedures, Secondary Market Investor requirements as required.Completing detailed reviews on condominium project documentation received from retail and wholesale channels which includes, appraisals, budgets, financial statements, legal formation documents: By-Laws, Covenants, Conditions, & Restrictions (CC&R’s), Insurance Declarations, Leasehold Agreements and Project Questionnaires.Review and decision projects for conforming and Jumbo products to include submission to CPM and/ or CVAS, review and submit projects for FNMA PERS review, FHA HRAP review, and VA project review and communicate decisions to sales and operations staff.Approve or decline condominium and loans based on a comprehensive review of conventional and government loan product guidelines.
