CurrentI am responsible for managing over 300 apartments for private landlords in Leeds City Centre, this is made up of a few clients with large portfolios and many others with just one investment property. I am familiar with the following software: Radar, RPS, Proman, Arthur, Microsoft Office (Outlook, Word and Excel). My job includes the following:Investigating maintenance issues and arranging repairs; sourcing quotes from various contractors; liaising with landlords, tenants, contractors and building management companies throughout the repair process until the job has been completed; processing insurance claims for repairs; chasing up contractors about unresolved jobs.Ensuring that all properties within the portfolio are compliant with the latest regulations, such as EICRs, EPCs and gas safety.Contacting tenants to chase up rent arrears and keeping landlords up-to-date with regards to any arrears; authorising invoices for payment; contractor account reconciliations and updating contractors with expected payment dates for their invoices; contacting landlords when necessary to request funds for unpaid invoices.Arranging inventories, mid-term tenancy inspections and end of tenancy check-out inspections; producing inspection reports for landlords so they can see the condition of their property; comparing check-out inspection reports against inventories and other records to identify any changes at the property that have occurred during a tenancy; negotiating deposit deductions with landlords and tenants; working with the accounts team to process deposit returns; handling any deposit disputes raised via TDS; de-registering deposits on the TDS website.Obtaining meter readings from building management companies and concierges; contacting various utility companies and debt collection agencies to provide information about tenancies and vacant periods so landlords and tenants are correctly billed.
