Used DCF analysis to project present value of several businesses, budgeting and capitalized on local growth areas to improve the overall success of the business. Improved the overall ADR, Rev Par and occupancy and turned around the Hotel into a performing asset. Exited the hotel in 18 months of acquisition with over 50 %IRR.- Acquired a $7 million Hampton Inn Airport property from CBRE after engaging in extreme negotiations and assumed an existing note and re branded the property into a Choice Hotel. - Acquired $4 million worth of distressed debt for a 50 percent discount and proceeded with foreclosure proceedings to get a clear title from the county courts. Sold one asset with over 100% cash/cash return within one year of acquisition.- Researched online auctions sites and acquired an $8 million full service 200 rooms Clarion Hotel for $1 million from CBRE and resold it to local hoteliers for a 35 % profit within months of closing for a quick turnaround.
