🌟 Sandi Flockhart – Children’s Book Author & Word Wizard 📚✨About Me: As a children’s book author, I’ve danced with dragons, sailed on paper boats, and whispered secrets to the moon. My passion? Crafting enchanting tales that ignite young imaginations and leave a sprinkle of stardust in their hearts. But wait, there’s more! I’m also a seasoned writer with battle scars from the Restaurant and Real Estate worlds. You know, those places where flavor meets square footage, and where every word counts like a secret ingredient. Why Me? Because I get it. You’re a real estate agent – a dream-weaver, a key-master to new beginnings. But here’s the plot twist: Your days are a copywriting maze. You’re hunched over your desk, conjuring property descriptions like a literary wizard, hoping buyers and sellers will dial your number.Fear not! I’ve been in those shoes (and comfy slippers). As a former real estate insider, I know what makes buyers’ eyes widen in print. I can whip up copy that sells faster than a hot property in a seller’s market. And guess what? I do it faster than you can say “open house.”The Restaurant Riddle: Now, let’s talk food. You, my friend, are a culinary maestro. Your restaurant is a symphony of flavors – sourced ingredients, friendly staff, and a menu that waltzes with taste buds. But here’s the twist: Your website’s landing page might be the villain in this story.Diners are swiping left and right, searching for their next food fling. And if your website doesn’t serve up a delicious first impression, they’ll ghost you faster than a melting ice cream cone. That’s where I come in – the Restaurant Content Whisperer. I specialize in making readers feel… well, hungry. My words will lure them in like the aroma of fresh-baked bread.Ready for the Grand Finale? Let’s turn your website into a Michelin-starred experience. Whether it’s real estate magic or culinary charisma, I’ve got the words to make your audience swoon. So, dear restaurateur and property pro, let’s write your success story together.📞 Call to Action: Ready to ditch the desk and dive back into the real world? Let’s chat! I’ll handle the words; you focus on the people. Because life’s too short for bland copy – let’s make it a feast of storytelling.Bon appétit and happy house hunting!Sadi Flockhart | Children’s Book Author | Real Estate Whisperer | Foodie Extraordinaire 🌟🍽️📖

You need to be good at it.So I worked hard - and learned how to do things right.I was licensed in Virginia, Maryland, and West Virginia and found myself in love with working with buyers - so much so that I became an ABR® (Accredited Buyer Representative), GREEN certified, - CNS (Certified Neighborhood Specialist).Because of these things, and how I treated them, my clients were happy with me - they kept coming back and told their friends and family about me. My clients trusted me with their biggest purchase yet and they were always happy with their experience. This led to me quickly becoming Top Producer, Top Seller, and Top Lister, and recognized by Coldwell Banker as 2013 & 2015 International Sterling Society, and 2016 International Diamond Society. As a Realtor®, I did a lot of marketing. I developed websites, wrote blog posts, sent out newsletters and email campaigns, wrote listing profiles, made videos, produced brochures, and wrote product descriptions. I had to capture a buyer's attention and increases their curiosity of a property enough for them to want to view it. And it worked, over and over. Show less -

What if you don't know how to handle yourself in situations where someone else is uncomfortable, or where you might be expected to do something you're not sure is right? What if you don't know how to speak up for yourself when someone's being rude? That's where I came in. For over 20 years, I was a national speaker; a social and business etiquette expert, with a focus on civility, customer service, and personal development. I've been able to help people from all walks of life navigate the tricky waters of social interactions—and shine.I lead workshops for groups of all ages and backgrounds— From little girls who wanted to learn how to be more polite to 60-something lawyers who wanted to learn how to be less rude.My workshops on civility and professionalism were interactive, fun, and engaging—and they worked! Immediate improvement was seen in how employees treated each other and their clients after I finished with them.I researched, developed, and wrote my presentations and hand-out literature along with doing all the marketing for each personally sponsored event. My clients have included state and local governments, private clubs, and national associations. Following a period of getting to know each other, I was asked to participate in a joint adventure with the Garrett County Public schools. A program to ready high school students with work and customer service skills in preparation for the workforce.I researched, developed, and produced the classroom materials used in this honors senior class. I also was the instructor and mentor to the students. The program, PIVOT, Partners in Valuable On-going Training, was one semester of classroom and on-site training. It paired students with businesses in their chosen fields of interest. While they worked as interns, students earned school credit and gained experience in their prospective career fields, developing soft skills like communication and professionalism.PIVOT wasn't just about students; it also provided businesses with interns who had been trained to be productive from day one. That’s why a number of businesses offered their interns full-time employment after graduation. The program was a model used by other counties in Maryland and was adaptable to the needs of any community looking for ways to prepare its young people for life after high school. Paperwork, reports, and testifying in court were just part of the job - but one of the best parts about being on the force - you never know what's going to happen next! You can't imagine some of the crazy stuff I saw during that time... people doing things so wrong, you have to wonder why they're even allowed to walk among us!But I had a lot of fun too - I got to meet some pretty impressive world leaders. And some not-so-impressive!But here's the real kicker - After all those years on the force, what I remember most fondly is getting to hang out with some pretty cool Hollywood Stars at The Kennedy Center Galas...sharing a lollipop with Telly Savalas or a shot of whiskey with John Wayne...two of the most down-to-earth guys you could ever meet....and I was paid to have once in a lifetime experiences!
