CITYCENTRE-The Property Manager, Property Operations reports to the General Manager and is responsible for operational activities associated with the Company’s objective of creating value through the development, ownership, and operation of remarkable assets.Continuously strive to provide the highest level of quality and service to our owners and clients.Successfully execute the property management policy and procedures related to the development and ownership of real estate, including mixed-use, office, retail and industrial properties.Make recommendations to the General Manager regarding new ideas and procedures to streamline operations.Manage and grow the profitability of each asset via rent collections and expense management.Work on multiple projects, with varying priority levels, and meeting the agreed upon objectives.Assist and work closely with the other groups to facilitate the successful execution of company and asset objectives.Assist with operations for a Retail and Office Building Complex (and the Associations related to this complex).Competitively bid service contracts and monitor performance.Prepare monthly variance and accounts receivable explanations for reporting to ownership.Collect rent in a timely fashion and research Tenant questions.Assist with annual budget and reforecast processes.Review and code invoices.Administer a work order system to ensure clients’ issues are handled in a timely manner.Abstract Leases and uphold the Lease Language in day-to-day operations.Ensure exceptional tenants relations are held to the highest standards.Submit property inspection reports on a monthly basis.

Sandra Gallegos serves as a General Manager, Property Operations of the Multi-Family project, Avenue Grove. She is responsible for the day to day operations, tenant and team members relations.Sandra brings over 10 years of experience in property management. Starting as a Leasing Manager at Memorial Heights at Washington, to an Opening Specialist in College Stations new Mixed Use Development 100 Park at Century Square, to an Assistant Manager for the luxury mid-rise tower in the Upper Kirby area, Avenue Grove, to taking the General Manager role at our College Station Mixed Use Development 100 Park. Prior to joining Midway in October 2014, Sandra served as a leasing consultant for Greystar. Sandra successfully leased $2.8M for Greystar in 2014, and was awarded Greystar's Circle of Excellence for obtaining a 70% retention rate.Sandra has her CAM designation through the National Apartment Association.

Promote and market occupancy during a down economy in a newly lease up luxury mid-rise located in the Upper Kirby neighborhood, with our Mixed-Use Development. Establish property and brand awareness to all surrounding businesses. Present the project to all Brokers/Realtors/Locators in the Houston Market to gain their trust to promote business. Create demand for the property to all inquiring prospects and investors. Creating a living experience to new tenants and making sure we provide the best customer service. Also, in charge of collecting rents, maintaining accurate records of community transactions and submitting accurate reports of future occupancy, delinquency reports and rent rolls. Ensuring all legal documents are up to Midways standard. In charge of weekly audits to research the market and make sure our products’ pricing stays competitive with market rates. I play a big role in cross branding with our 15-million-dollar park to ensure our tenants are aware of the events that go on and promote our sense of community.
