• Lead Capital Management Group within organization, reporting to the CFO• Responsible for lender and equity partner relationship management, capital forecasting, external reporting, cash flow management, and risk management• Manage lender relationships, including communication, negotiation and execution of new loans and amendments. Work includes preparation and review of leveraged forecast models and loan covenants• Ensure compliance with operational and financial covenants related to all managed and joint venture assets, as well as debt compliance for third-party project loans and corporate bonds• Core team member responsible for modeling, negotiating and executing over $1.3B of syndicated and project level financings and related loan amendments• Partner with acquisition team to form strategic investment relationships and analyze impacts of various capitalization strategies, including equity and loan structures• Prepare, review and present financial analysis and strategic recommendations to financial partners, executive leadership team, and community/field leadership

• Prepared analysis and reports for Treasurer and CFO on monthly and ad hoc basis, including corporate liquidity and cash flow analysis, debt and leverage analysis, interest expense forecast, calculation of forecasted compliance for key debt related financial covenants and analysis of proposed M&A or financing transactions• Managed compliance filings and loan maintenance for over $4 billion of hotel and corporate level debt spread over 20 different facilities and loans. Participated in major debt issuances, including: 450M Euro loan syndication, $1.3B Bank Facility, $1.5B bond issuance, $500M Zero Coupon Convertible Debt, $300M Term loan, and $30M Fiji mortgage loan• Provided analytical support to senior management for many different special projects including cash management analysis, share repurchase program, interest rate swaps, letters of credit, foreign currency hedges, Sarbanes Oxley 404 documentation, intercompany loans, global cash monitoring, cash repatriations and benefit plan analysis
