> Receiving orders from client through e-mail on daily basis.> Finding Property Appraiser and Taxes on respective property> Verifying Starters either d-base or c-base starters using e-doc application> Performing Name search and Legal search to search the documents> Searching the documents like Deed, Mortgage, Assignment of Mortgage, Modification of Mortgage, Judgments and Liens, Affidavits, etc. on respective orders using TPX and Data Trace Application.> Examining all these title documents whether those are clear or if it has any defective> Working on Probate, Trust and Life Estate orders.> Working on different types of legal like subdivision, condo, section land and mete and bounds orders> Analyzing the chain of title for every orders > Insuring Owner/Loan policy as per request> Including all kind of Exceptions like CC&Rs, Easements, Agreements and Ordinance in the reports> Preparing Commitment, Foreclosure commitment or Foreclosure reports using Softpro or Title Wave application> Reporting Tax status on the each reports and also reporting on 24 or 36 month of chain of title deeds> Perform QC on orders and sent to respective customer through e-mail or uploading package in Title Wave
