Engaged as President to rationalize the operations of a financially strained nonprofit that developed commercial real estate and affordable housing in underserved neighborhoods.Structured, arranged financing, and negotiated legal documents for New Markets Tax Credits projects including an $18.5 million health care/office project that was awarded the NJ Future Smart Growth Award for Main Street Revitalization.Led business development efforts to increase loans following a three year fallow period for one of the nation’s largest minority-owned community development banking institutions. Engagement included preparation of financial projections, business plan, transaction structure, and term sheets, as well as advising management and the board of directors of the bank in preliminary negotiations with prospective and existing investors, including US Treasury.Reviewed applications for the US Treasury’s CDFI Fund.Prepared financial projections, negotiated a favorable lease in the NJIT business incubator, and arranged an equity investment from the NJ Commission on Science and Technology and an equity investment and equipment loan from the NJEDA’s Edison Innovation Fund for a specialty chemical company.

Instructor for a graduate level public policy course, Nonprofit and Community Development Finance, designed to introduce students to corporate and real estate finance topics from a nonprofit’s or social entrepreneur’s perspective. Corporate finance topics include accounting fundamentals, the concept of risk and return, capital structure analysis, and the cost of capital. Real estate finance topics include project evaluation, development budgets, financing strategies, valuations, and capital markets issues. Evaluations, as per the Director of the Public Policy program, were ‘rare for a seasoned professor but for a new course – truly unique.’ Student comments include ‘learned more in this course than any in college’ and ‘this class is an excellent, long-needed addition to the program.’
