In my current role, I spearhead all development projects, overseeing acquisitions, pro formas, master planning, design planning, land use regulations, permitting, approvals, community/jurisdictional meetings, and site preparation. I direct Development Manager and Junior Project Managers, and liaise with construction contractor to ensure achievement of all project milestones. I plan and develop budget expenditures, as well as corresponding project schedules. I also maintain relationships with third party professional services, including environmental, geotechnical, architectural, and engineering consultants. I lead all team development initiatives, encompassing recruiting, hiring, and performance management. I delegate project tasks and requirements to ensure accurate and efficient project completion. As well, I manage due diligence for acquisitions, including preliminary feasibility analysis for new development opportunities, as well as participating in initial development concept. I also present progress reporting, proposals, documentation, and presentations for leadership and stakeholders.• Supported the growth of the company from $35M to $1B+ in projects.• Appointed owner representative to execute landlord responsibility as outlined in Letter of Intent and lease Agreements with National Tenants

Here, I directed planning and development for sports fields, parks, and public infrastructure (roads, bridges, and culverts) for a population of 700,000+. I coordinated planning, design, development, construction, and management of projects within the department. I maintained sports league databases to accurately forecast future needs, coordinating sports field development projects in accordance with league agreements and partnership agreements. I also liaised with general voting community and elected officials, conducting outreach through public forums, meetings, and web-based communication.• Managed total project value of over $100M.• Maintained accountability for grants related to sports, parks, and playground programs, including researching and identifying new opportunities, developing grand applications and presentation materials, and processing grant agreements, amendments, and reimbursements.• Evaluated properties to identify sites meeting league and community needs; generated cost analysis, including land acquisition and development costs.• Delivered insights on current local, state, and federal regulations.

The primary focus of this position is to be: The lead for the department for planning and development of sports fields for a population of over 400,000. I manage all aspects of the sports field planning, design, development, and coordination for the Parks and Recreation Department. Responsibilities of this position also include maintaining sports leagues databases of participation levels and uses; developing and maintaining systems for predicting future needs, coordinating sports field development based on league needs; develop and maintain league agreements and negotiate and prepare partnership agreements. I am the liaison between the general voting community and the elected officials. Responsibilities include: Being the lead for public outreach in the form of public forums, meetings and Web-based communication; gathering information from the forums and presenting weekly status reports to elected officials; actively listen to the needs of user groups while working through issues in a collaborative and transparent process; explaining policies, procedures, laws and regulations to the public on a daily basis.

As a key member of the planning department within the Olson Engineering, Inc. organization, I have held progressive leadership responsibility in managing both large and small-scale residential and commercial projects through the various submittal stages and code requirements. I have had the opportunity to work in the following jurisdictions; Clark County, City of Vancouver, City of Ridgefield, City of Camas, City of Woodland and City of Washougal. The experience gained from working with these various jurisdictions has allowed for me to study, understand and apply the code and regulation set forth by all surrounding agencies through the development process. As a planner I have been able to prepare and facilitate public hearings with a strong majority of my projects being approved and without holding the record open. Responsibilities as Project Manager/Planner includes communicating with clients, engineering personnel, surveying personnel, consultants, architects and jurisdictional agencies on overall projects. Writing estimates, proposal and contracts, while mananging projects to stay within budget. Preparing year plus schedules for clients representing the different steps for the development process, that includes time for sub-consultants and there studies. Comply and analize data on such site conditions as zoning, code compliance, geographic location; soil, vegetation, and rock features; drainage; and location of structures for preparation of environmental impact report and development of landscaping plans. Inspects construction work in progess to ensure compliance with landscape specifications, to approve quality of materials and work, and to advise client and construction personnel on landscape features.

As a key member of my past team, I have held progressive leadership responsibility in managing multiple concurrent large scale contracts. Fostering a team environment of collaboration and open discussion, I am proud to have been able to work with a group that has promoted growth and development for the team members.With Project Manager authority and responsibility I have managed in an environment ensuring that all communications and organization occurs as required between all agents of the project. As a key liaison between the client and all contractors I have been successful in balancing all aspects of many projects with a budget in excess of $1M.As Project Manager for over two years, I was solely responsible for all phases of many projects budgeted at $1M. or in excess, including the complete stadium renovation project for six high schools of the San Jose Unified School District. This project had a budget of $18M and a timeline of less than 20 months. We managed to deliver our project closeout on time and over $1M under budget, much to the delight of our client.
