I’m a Chartered Surveyor with three decades of experience in real estate and financial services and I specialise in restructuring and insolvency situations. My clients include insolvency practitioners, lenders, non-bank lenders, debt funds, private equity and corporates who generally require urgent advice to identify strategic options or transactional services to minimise or eliminate any financial stress and distress they are experiencing. This could include providing restructuring or turnaround solutions across a wide range of commercial and residential property situations to protect shareholder value, maximise value and recoveries, improve efficiencies and implement operational excellence. Career highlights include:• Intu Shopping Centres (in administration) - disposal of unencumbered assets.• 214 Oxford Street – sale of former TopShop flagship store to Ingka. • Restaurant business – disposal of a portfolio of restaurant leases across the UK • House Builders – several Independent Business Reviews (“IBR”) of regional housebuilders with active development sites and land bank sites followed by asset and site disposal. • Developers – Commercial and financial due diligence and validation of development appraisals across most sectors including residential, office, retail, leisure, industrial.• Bridging loan portfolio review – analysed a portfolio of loan security valuations and reported on LTV and recovery options.• Shopping Centre – £100m debt restructure following loan covenant breach. • Town centre redevelopment – Validation of a developer’s proposal and appraisal for a major town centre development. GDV c.£300 million.Not all projects are large value and I get as much enjoyment working with SME business where the challenges can be equally, if not more, personal:• Private residential investor – the disposal of 4 buy-to-let properties. • Backpackers Hostel – sale to an investor who has turned the property into one of the most successful hostels in Edinburgh.• Bridging Finance Company – investigations into several loans subject to mortgage fraud• Equestrian Centre – sale to a high-net-worth individual.
