Expertly forecast upcoming expenses related to maintenance and capital improvements. •Advise on key financial decisions such as annual operating budget vs. a building’s cash reserves to fund projects. •Review invoices—utilities, insurance premiums, professional services, contractor fees, and material costs, and authorize payables. •Present financials at frequent Board of Trustee meetings, some monthly, others at longer intervals. Create and share Excel-based financial snapshots and provide synopsis of balance sheets, cash positions, payables, receivables, and delinquencies. Interpret/explain variances. •Solicit bids from general contractors and make recommendations to Boards. •Annually, manage insurance concerns. Review insurance coverages for property, D&O liability, and more. Recommend new coverages and changes to coverages, each time approved by the corresponding Board. Liaise with insurance broker to bind insurances. •Manage claims process when insured occurrences happen.•Supervise eight superintendents. Collaborate to find solutions to building issues. When outside professionals are needed, solicit bids from contractors and make recommendations to respective Board of Trustees.
