Manage a $30M capital program portfolio, spearheading projects from site selection and approval, due-diligence, entitlement, and new store build (50+ stores per year). Negotiated contracts and build relationships with design consultants and construction vendors. I apply value engineering techniques to identify cost-saving alternatives and implement streamlined processes to improve efficiency. I have slashed new store design costs 12% year over year accomplished by renegotiating contracts, re-focusing design requirements, streamlining the overall design process, and reducing hard costs by over $200K per store four new store prototypes using steel structural components to lower costs and shorten construction time. I have managed design and construction teams to successfully closing, integrate, and rebranding efforts of a 20-store acquisition in southern California.

As a Senior Manager of Construction, I have led and managed staff and vendors nationwide to complete over 1,400 capital program renovations within scope, budget, and schedule parameters. I have lowered hard costs by 10% by executing value engineering improvements while increasing the teammate and customer experience within our stores.

I have represented the owner in design development and bidding processes while providing commercial clients' project management services. Planned and managed various residential and commercial construction projects, prepared cost estimates, developed budgets, and coordinated design objectives.
