Full Circle Development (FCD) is currently focused on acquiring land for building new superior constructed, sustainable multifamily, market rate, workforce housing units in the SE. FCD has invested in and consulted for numerous modular factories, building technology groups and methods. FCD targets affordable (market-rate) housing units using ICF construction and MBS (monolithic building structures) for highly energy efficient and high wind load compliance apartments, quads or single family rentals units. FCD's long-term multifamily strategy is to use HUD loans as an exit strategy for permanent loans for assets to be held long-term. In so doing, preferred equity is paid upon permanent financing, if interest rates allow, or at 223f HUD refi years 3-4. These assets are then held unless financial analysis suggests selling. FCD, via Vision Real Estate Management is able to manage the units but also uses outside management companies when needed.With the exception of Atlanta, FCD's main focus is new construction properties along the Florida Panhandle from Pensacola to Clearwater, FL.FCD continues consulting for the hotel, RV, industrial, land development, municipal infrastructure repair, modular construction, ICF construction and MBS manufacturing technologies.
