Manage pre-construction processes including property acquisition due diligence and permitting. Additional areas of responsibility included managing vertical construction, development of a process management system, and selection and management of professional service providers. Significant responsibilities include:•Supervising all facets of budget management, permitting, site work, vertical construction, customer communication, and public relations of $25 Million, 465,000 square-foot Home Depot build-to-suit distribution center in Winchester, VA•Orchestrating design, permitting, and budget administration of a $750,000 public road based on specifications of the Virginia Department of Transportation (VDOT) requiring significant lobbying and communication with Frederick County Virginia, VDOT, civil engineers, and site construction contractor•Crafting the criteria and process for managing property acquisition due diligence and evaluation for the purchase of nearly 400 acres of industrial real estate in the Southeastern and Mid-Atlantic United States•Representing company interests in permitting and public hearings in various communities where development operations were present. This required creating and maintaining rapport with various gatekeepers, including municipal administrators and local governing bodies.•Creating the Johnson Delivery System explicitly outlining all JDA methodologies from the beginning to end of the development process. It was produced from scratch to flow chart processes, document all relevant company procedures, reduce legal liability, and for both process and continuous improvement purposes.
