We are reversing the normal fund formation process, which finds limited partners first and then, after closing, seeks investments. We are first converting relationships with proven SLC developer/operators into MOUs now, and then at formation, the MOUs become binding investment Agreements. The Agreements create the Fund’s programmatic SLC investment pipeline that gives Fund investors great visibility into our Fund’s investment timing, operator relationships, portfolio make-up and IRRs. To date, we have understandings with operators that have developed and managed dozens of high quality SLCs. Our current MOUs will require a Fund size of over $340 million.
