Manage a Region from Charleston SC to Orlando FL. Portfolio includes 8 Condominium conversions in the Florida and Carolina areas. The original portfolio included 13 properties. Responsibilities include major exterior rehabilitation. Oversight of major site improvements to ready properties for sale condition. Managed major interior rehabs including Granite counter tops, wood and tile flooring, etc. Created a program from scratch for the conversion of condominiums including schedule, tracking, internet walk calendars, operation manuals, spreadsheets, etc. Work in concert with sales, HOA and management to ensure product is ready prior to closing dates. Manage a region from Raleigh, NC to Miami, FL. Portfolio includes 9 properties in Florida, Georgia and North and South Carolina. There have been as many as 17 properties but the average is 10 to 12 properties. Responsible for capital improvement and servicing and training maintenance personnel. Developed Capital and Operational Maintenance budgets for all properties. Prepare scope of work and correspondence and prepare and administer multi-level construction contracts for all properties. On site review of multi-million dollar rehabilitation programs for interior and exterior projects over the past seven years. This includes roofing, landscape; re-plumbing, asphalt, pools, structural and interior upgrade programs, preparation of timelines, lien releases. Acquire insurance certificates and endorsements. Bid work out. Meet with owners’ investors to review progress or potential projects and improvements. Deal with asset management on current and future projects. Seek approval for needed funding.
