The strong positioning of the asset resulted in the 20-story, 102-room hotel designed by Marcello Pozzi producing over $12M in room revenues in the first year with average occupancies close to 80% and ADRs of $305. Significantly overperforming its initial underwriting at 78% occupancy and $278 ADR. Allowed us to refinance the project within the first 14 months. Sean was also responsible for the success of the Cuban themed rooftop lounge, Azul. Hosting parties for Condé Nast published magazines such as Vogue and GQ, whilst also building partnerships with Mercedes and IMG during New York Fashion Week. With mixologist curated cocktails and Cuban cuisine set in a vibrant atmosphere with 360 degree views of lower Manhattan, Azul was listed as one of the best rooftops in New York City consecutive years in a row by Time Out, Thrillist, Harper’s Bazaar and Refinery 29 -

Sean, alongside his partners, AJ Capital, purchased the distressed asset for $29M in 2009 with a strong conviction of turning around the historic ppty. As a partner and Asset Manager, he was responsible for the complete repositioning and implementation of a new core managing team (GM, controller, head of sales, and chefs).Sean managed to bring back the iconic 105 room art deco hotel to its core legacy of star quality, with the likes of Calvin Klein, Clive Davis, Bruce Weber, Madonna, among many other celebrities frequenting the asset. The team succeeded in revitalizing the old iconic brand, turning it into a cash flow positive asset in merely five months. After its successful redevelopment and repositioning, it was later sold for $56M in 2012. Producing a 233% ROE for investors.
