As a Regional Manager, I maintain appropriate standards of physical maintenance and operations of the facilities. I supervise all maintenance contracts and custodial work on all building components, as well as equipment; negotiate maintenance contracts for locations and manage those contracts. I interface with contractors and vendors; create written specifications and secure bids for services following established bid process; hold vendors accountable for quality of work, billing accuracy, and adherence to property policies and procedures for all projects. I prepare and make recommendations for the annual maintenance budget. Implement approved budget on a day-to-day basis and accountable for operating the property within budget guidelines. Further, I develop and enforce operational protocol to ensure energy-efficient operation of the facilities. v Oversaw the full construction of 35K sq ft building to be used as a gym. v Operated as Regional Manager of six apartment complexes and retail shopping plaza. v Successfully managed oversight of several other properties in NJ, NY, and CT, including two high-rise buildings. v Led management of a 1000-unit complex, overseeing the completion of that project and two additional complexes built on the same property
