I'm Managing Partner of Scholastic Capital, a real estate private equity firm focused on single-family homes in elite, 10/10 high school districts.Scholastic Capital buys single-family homes in high-end school districts and then rents them to tenants for 3+ years. At it's core, we exist because of a supreme supply/demand imbalance.On the demand side: families with school aged children want to be in these districts due to the fantastic schools. On the supply side: these zip codes have high median purchase prices & high property taxes. These districts also have 90%+ owner-occupancy rates. The result is rental supply being essentially zero.Scholastic Capital sits at the intersection of this supply-demand imbalance. We buy high quality homes and turn them into rentals for families that would prefer to rent but cannot find an option to do so.We’ve designed this offering to ideally provide our investors stable, monthly distributions that can be highly taxed advantaged due to depreciation of the properties. Investors also can receive equity growth due to appreciation & mortgage pay-down.Based on the above design, we aspire for Scholastic Capital to be a “high floor/low ceiling” investment fund. Our existing LPs view us as a replacement to them buying real estate themselves or as the “conservative” complement to a portfolio of high risk LP investments in development dealsBefore launching Scholastic Capital, I started and built an independent consulting firm. I've historically been one of the top consultants on the Catalant platform and a member of their Expert Advisory Board. I worked predominantly with F500 companies on strategy creation + implementation. Another frequent client were multiple leading PE firms. Most PE work was focused on value creation for portcos, while some was pre-deal diligence workHistorically, I've invested the profit from my consulting business into single-family homes in 10/10 Elite School Districts to test my real estate thesis. Once the thesis was tested for multiple years, it turned into Scholastic Capital.Sean is married with two kids. He and his family live in the Chicago suburbs.
