• Managed the apartment rehab & renovational build-out of a multi-story office tower in downtown Dallas. Assisted in the development of the project scope and contributed to pushing the project forward through multiple roadblocks to achieve Building Permit.• Managed the permitting process by engaging the Architects and Consultants early on in the design process and by setting milestones. • Managed the project estimate and buy-out of trades. Developed strategies to bring project back into project cost conformance while striving to meet original design intent.• Provided weekly company status updates and reporting requirements. • Facilitates Design Consultant design-review meetings to maximize potential for client satisfaction. Works directly with other stakeholder’s; including real estate & leasing agents, marketing & facility maintenance, to brings about successful project completions.• Negotiates General Contractor agreements and performs on-site inspections to satisfy contract performance standards are being achieved.• Provide monthly reporting and forecasting to ensure Operational requirements are being achieved to provide seamless joint occupancy and/or final move-in.• Navigates state & local municipality's permitting requirements from project inception to Certificate of Occupancy by managing the entire process.

• Managed design, construction & operational turn-over of second generation retail spaces for Gold's Gym. • Provided management of the build-out process including pre-leasing due diligence, site inspection/survey, pre-construction due diligence, design consultant management, construction management, and post-opening review.

• Conducted pre-implementation planning meetings with clients, ensuring that all roles and responsibilities are identified and critical timelines are established. Developed overall project schedule using Primavera P6.• Assisted in the development of the early project Pro Forma’s and Due Diligence reports. Responsible for all project change management, job cost reporting and project forecasting. • Administered multi-million dollar project budgets for a diverse client base; including telecom, corporate campus remodel and cafeteria, hospitality, and aviation sectors. • Managed the entire construction process; including developing the initial bid and project budget estimate, selection of vendors and subcontractors, preparing and managing the construction schedule and monitoring the project build-out. Estimated and managed buy-out for projects.• Prepared and provided client billings and processed vendor invoices and subcontractor pay applications in a timely manner, monitoring subcontractor billings for accuracy and completeness.• Consistently met project milestones and completion dates by coordination of subcontractor submittals, shop drawings and RFI’s.
