Property Manager at Ninth Square Apartments in downtown New Haven, CT. Ninth Square is a fast-paced and diverse community with complex financing consisting of 335 affordable (LIHTC including vouchers) and market-rate apartments, along with 50,000 sqft of commercial retail space. Through qualitative and quantitative analysis, I create more efficient and impactful practices for my team to deliver high-quality housing - no matter our customer's income. I work on budgets and billing, affordable file compliance, market leasing, connecting residents with community resources, and collaboratively with our small business owners and partners in our retail spaces. I enjoy building relationships with many in the New Haven community and beyond, in addition to coming up with creative solutions to the unique challenges Ninth Square faces. I processed 70+ UniteCT rent relief applications resulting in more than $421,000 for those impacted by the pandemic. By collaborating with Beacon's Marketing department, I updated our apartment amenities to accurately price apartment renovations and capture ROI from capital improvements. I work with Downtown New Haven to program events on the Orange Street Promenade, special event permitting, and have partnered to commission many of the murals in Ninth Square. My passion lies with providing safe and healthy housing to some of the most vulnerable members of our society by providing the right resources to my customers and staff, as well as empowering and supporting local small business owners.

During the Summer of 2018, I worked out of Beacon’s headquarters in downtown Boston. Specifically, I worked with the Talent Management and Learning and Development Departments. I worked on data mining in order to identify termination, hiring, and retention trends within Beacon’s workforce. I also had a hand in content creation for a new employee handbook, training materials, and the planning of various employee engagement events.

I spent the summer with Beacon working on a 967 unit affordable housing community in the greater Boston area. My duties included leasing, running a resident services program for children in the community, helping with the budget for the following year, customer service, preparing materials for legal proceedings, and sending out various notices to the resident population. I had the opportunity to work with the accounting department, asset management, the property manager and assistant regional manager, the management coordinator, compliance department, and maintenance department.

I worked on a 211 unit site in the Arlington, VA area. I spent much of the summer working on leasing luxury apartments, optimizing the building for renovation in the fall, budgeting for the following year, resident event planning, and creating/ posting marketing materials online.

I work closely with the head broker at Nest Realty in Blacksburg, Virginia. The Assistant Broker owns her own property management company, Pointe West Property Management in Blacksburg, so my time is split between the two locations. I accompany agents and leasing consultants on property tours, sit in on open houses, and assist both companies in day-to-day operations.

I am a seasonal employee at this upscale sports bar and restaurant that is located in the DC metro area in Northern Virginia. I engage with and seat customers, train new employees, and compile and analyze comment cards submitted by customers in order to improve areas of weakness in the restaurant. I also organize and develop a conscientious seating plan for every shift I work with regard to servers' strengths and weaknesses, particular customer requests, and set up tables for reservations.
