In my most recent role, I offer exceptional guidance leading maintenance operations for a 346-unit apartment complex. I handle preventative maintenance as well as repairs for exterior, interior, and the surrounding grounds including parking. It is also my responsibility to recruit, train, and mentor Maintenance Technicians in organizational standards so that we achieve consistency throughout the organization. While in this position, I led maintenance for a 359 unit apartment complex in Durham and a 153 unit apartment complex in Chapel Hill while ensuring maintenance of interior, exterior, and surrounding grounds. I also successfully led a team of Maintenance Technicians and delegated responsibilities. In addition, I leveraged my acumen for general and upgrades while servicing all apartments units. Other responsibilities and accomplishments included:Presided over inventory, ordered supplies, and ensured proper spending habits.• Scheduled vendors, outlined necessary work, and evaluated performance prior to payment.• Assisted with the installation or replacement of appliances within units.• Assessed work orders, determined required course of action, and completed repair.• Trained and coached Maintenance Technicians in organizational expectations.• Scheduled and completed turnover of 150 apartments in a 2-week period.• Promoted after demonstrating proficiency for leadership and accountability in prior role.Maintenance TechnicianDuring this time, I executed a variety of duties while maintaining the interior and exterior of the property. This entailed painting units, repairing drywall and ceilings, and installing new light fixtures, as required. I also utilized my plumbing experience and solved issues, which saved the expense of calling an outside provider. Other duties and achievements included:• Inspected, identified, and resolved appliance issues with efficiency.• Troubleshot and repaired HVAC issues on forced air, split unit, and wall unit systems.• Serviced pools, maintained proper chlorine levels, and emptied filters.• Commended for handling services requests in a timely manner.

• Gained 8 years of experience in Battalion S1 shop for 2-150th Field Artillery while supporting about 445 soldiers.• Traveled to each unit in the Battalion on IDT weekend and facilitated unit readiness with minimal guidance.• Crafted and submitted personnel reports and strength reports via appropriate channels during IDT and AT periods; advised unit and Battalion Commanders on personnel status changes.• Liaised with Unit, Battalion, Brigade, Major Command, and State entities to rectify personnel concerns.• Aided BN Career Counselor and PSNCO with enlisted promotion system, discharges, reductions, and awards.• Issued ID/CAC badges to Soldiers, Military Retirees, and dependents.• Selected to introduce Military Funeral Honors and Casualty Assistance programs in 2016.• Expanded knowledge for Military Personnel Management Systems including: iPERMS, DRPO, GIMS, eMILPO, Record Brief, DEERS/RAPIDS, and SIDPERS• While deployed, prepared and submitted daily personnel status and strength reports for accountability and personnel tracking for Special Operations Command Forward - Lebanon (comprised of 80-120 people daily); advised company, country team, and Special Operations Command-Central on personnel status changes.

While in this position, I took over all aspects of retail operations for about 6 months. This entailed directing 12 staff members, overseeing inventory, populating sales reports, and submitting information to ownership. I also replenished merchandise, hung signage, built displays, and implemented practices to lower shrink. I also offered proven insights to staff on how to ramp sales with a consultative approach. Other responsibilities and accomplishments included:• Leveraged technical acumen to manage physical counts via software.• Recruited, hired, and trained new team members in various roles.• Promoted directly from Assistant Manager Trainee program to General Manager.• Led operations for a location generating $5,000 to $12,000 in fuel and $8,000 - $15,000 in merchandise daily.
