- Ensuring agency meets occupancy goals by monitoring activities in regards to occupancy and waitlist management- Meeting with residents for move-ins and move-outs- Preparing reports as requested, including rent rolls, vacancy reports, leasing and marketing reports- Reconciling monthly rent roll and property census for accuracy- Reconciling security deposits and submitting reimbursement requests- Preparing tenant income certification paperwork for program compliance- Reviewing new applicant files for eligibility and accuracy before executing new leases- Tracking and managing the certification/re-certification process annually- Maintaining and updating policies and procedures for regulatory compliance with tax credit, HUD, Section 8, and other agencies regulating qualified occupancy- Ensuring correction of audit findings and maintaining 100% compliance in tenant files- Ensuring use of current forms and proper procedures for subsidy programs and other funder compliances- Monitoring agency compliance with Fair Housing laws and staying up-to-date on fair housing requirements- Acting as an information resource for the organization regarding fair housing, compliance, and occupancy matters- Monitoring waitlists and coordinating with Housing Development and Services on tenant occupancy issues.- Coordinating with the Maintenance Team for all maintenance needs- Monitoring and meeting compliance-related and external reporting deadlines- Tenant management, including addressing resident complaints and ensuring compliance with lease terms- Coordinating apartment preparation and repairs- Working with tenants and their support team to resolve barriers, problems, and complaints- Writing, processing, and communicating violations to tenants and their support team
