Atlantic Square – successfully managed a 172-unit mid-town Atlanta community through sales process. Increased price per square foot 12% over a 12 month period. Transitioned community to Rent Maximizer, the pricing platform for Yardi Voyager, for new and existing residents. Successfully decreased net exposure to vacancy from 16.82% to 6.4% within the first 90 days of management. Received 2014 Satisfacts customer service award for exceptional customer service as demonstrated in overall survey results. Completed the transition of the community to a paperless lease file system by December 2014 in accordance with company goals. Harbor Lakes – 310 unit community in Fairburn Ga. Community was 66% occupied at takeover, July 2012 economic occupancy ws 55% and delinquency averaged 10% monthly. Coordinated the extensive renovation of 50 units that needed extensive repairs including remediation. Increased the average effective rent 3.42% during 2013. Increased occupancy from 75% to 95% in 2013. Maintained an average occupancy of 95.4% during 2014 through sale of community. Managed other communities (Arbors at Berkley and The Pointe at Towne Lake) to achieve expense and income levels based on monthly, quarterly and annual goals; communicate variances with Regional Manager and Asset Manager in a clear, concise and timely manner. Maintained high level of market awareness and effectively communicated actual and potential market changes that resulted in net increases in NOI.

• Responsible for managing financial, maintenance, legal covenant enforcement needs of seven Homeowner Associations (789 homeowners). • Coordinate efforts across teams (closing, accounting, I/T, maintenance) to ensure that the logistical, financial, legal and interpersonal needs of homeowners are satisfied. • Interview, hire, and supervise vendors for projects to ensure all products and services are delivered and installed in a timely manner. • Respond to homeowner e-mails and phone calls regarding all aspects of homeownership and condominium ownership concerns and questions.• Ensure all invoices for community are accurate and paid in a timely manner follow up in event of billing discrepancies.

Managed community through successful sale; met with investors, maintained occupancy and collection levels through due diligence period and sale. Created, bid and supervised a $350,000 Limited Scope Capital improvement project for Dunwoody Pointe. The project included, new directional signs, fitness center equipment upgrades, pool furniture, office equipment and furniture replacement, tennis court resurfacing and the conversion of obsolete tennis courts to a community park.Responsible for site coordination of a $109,000 interior unit upgrade project of 208 of the 260 homes at Dunwoody Pointe. The project yielded an 18% ROI within the first 5 years. Established and maintained positive working relation with City of Sandy Springs during the transition from unincorporated Fulton County to the City of Sandy Springs. Attended zoning, city council meetings, and other civic meetings when appropriate in order to effectively manage the community during the transition and to stay current on pending changes that would affect the community. 
