I own Capri Capital, LLC, which does business as both REIFunding.com and OneDayFunding.com. We provide short term loans for up to 12 months for real estate investors who are buying and selling property. We provide funding so real estate investors can buy and flip short sales, HUD houses, REOs, Foreclosure Auction houses, Probate, or any other distressed real estate.I began investing in real estate in 2007, focusing on short sale transactions and buying houses “subject-to” the existing mortgage. To this day, I am still an active landlord. Real estate investing and providing Transactional Funding are the most recent business activities I have been involved in. Prior to this, I enjoyed a successful record of past business ventures.The changing climate of real estate investing is what spurred the creation of Capri Capital, LLC. When flipping a property, title companies used to allow the funds from the B-C transaction to be used to pay-off the A-B transaction -- the investor did not have to bring any cash to the table. As the financial climate became much more conservative in the late 2000s, title companies tightened up their guidelines and began requiring that each deal be funded separately. This meant that the investor could no longer use the cash the C Buyer brought to the table to pass through and pay off the seller in the A-B transaction. As an investor myself, I was faced with needing to find private lenders to provide cash to allow her to close the A-B transaction. I soon realized that if I needed funds to close, so would many other real estate investors. That is how Capri Capital, LLC was born.

I am a real estate investor and own Transitions Real Estate. We provide solutions for homeowners in distressed situations by doing short sales, taking over their payments, or buying their houses out right with cash.

Previously I owned Webster Group International (WGI), where I served as the President and CEO. WGI provided Search Engine Optimization (SEO) services that guaranteed their clients would rank in the first 10 positions on the major search engines. Formed in 1995, it literally was one of the first three SEO companies in the world. In 2001, WGI was named by Deloitte and Touche as one of St. Louis’ “Technology Fast 50”. This award is given to technology companies that have shown the greatest growth over the previous 5 years. WGI was awarded 5th place out of 50. WGI was also ranked #369 in the national Deloitte and Touche Fast 500.WGI was sold to a British firm called Tempus Group in 2000; I stayed on as President and CEO until 2002. In 2001 Tempus Group was bought by WPP, the largest advertising, marketing and communications company in the world. WGI served as its online arm to provide marketing and advertising services to its clientele via the internet. WGI was rebranded as Outrider in 2002 and remains in business today as one of the premier search marketing firms in the world under the name GroupM Next.While operating WGI, I also developed a software product called SitePromoter, which allowed individuals and businesses to create their own Search Engine Optimization marketing campaigns for their own businesses or web sites. The software was distributed via online download and in box form at many large national retailers such as CompUSA and Office Depot. This business was also sold with WGI.Prior to forming WGI, I created a software product that was designed specifically to help organize the business of those involved with selling Pampered Chef® products, which is a direct selling business that offers a variety of kitchen products. This software was subsequently sold to the corporate offices of the Pampered Chef®, where it was used by their consultants and directors nationwide.
