Now, our team is specialized in residential / mixed-use rehab projects, to buy and hold properties in the East Bay specifically Oakland’s Fruitvale BART station neighborhood, as we have dozens of off-market properties in our pipeline. Our next target will be Oakland’s New Chinatown neighborhood; we are anticipating the positive synergies created between this neighborhood and the completion of the major Brooklyn Basin development. Estimator* Create detailed, understandable proposals for high-end residential projects based upon project characteristics.* Design and estimate Lutron-based lighting and motorized shade control systems (Homeworks, RadioRA, and Grafik Eye).* Procure pricing from vendors and update estimation software on a regular basis.* Extract the necessary data to properly track active, on-going projects.* Forecast obstacles and changes to manpower and scheduling based upon communications with the field and various contractor counterparts.* Provide general contractors with value engineering options to meet budgetary requirements and present other possible scopes of work that may have been overlooked. * Attend job walks and site meetings to assess size, difficulty, and unique needs for potential projects.* Assist builders to determine various pricing options to present realistic budgets and needs to clients in order to be awarded the contract.Project Manager* Provide support and insight for the always and ever changing dynamics of high-end residential construction. * Track change orders through verification from field management and various contractor counterparts.* Properly overlook deliver time sensitive materials and/or manpower to ensure consistent and efficient flow of work.Electrical Foreman* Once in awhile, you just gotta put your tool belt on..Access Control* Design and install access control for single family residence to larger multi-unit, multi-entrance apartment buildings.* Program control equipment to operate in various manners, such as, fail safe and fail secure locking, key fob/card or pass code, duress codes, timed entry, relay controls, remote entry, etc..
