First, my team analyzed home inspection reports as we performed due diligence preparing to purchase the asset from the seller.Then, team members determine the asset condition, make recommendations on necessary repairs regarding fire/life/safety issues and then determine estimated cost necessary to complete the repairs. This part of the team is solely responsible for the fiduciary interest of the company in that we determine which assets to purchase and which ones were declined based on asset condition and deal economics.Secondly, post closing, I managed a monthly repair budget in excess of $200k per month for our nationwide portfolio. My team was responsible for Project Managing large scale repairs to assets including but not limited to; full roof replacements, full HVAC system replacements, water heater replacements, ordering of all materials, management of contractors and sub-contractors as well as invoicing and budget tracking. I continued to build our vendor contact list consisting of over 400 vetted vendors from across the country in various trades and various markets. Insurance supervisors hit the metrics by making sure the associates are performing to the standards set before them managed time cards, performance conversations, sending out daily recap reports, setting up daily staffing, put together training programs for new associates and associates that are being cross trained. Project managed AT&T underground utilities installation projects. Oversaw a maximum of three cruise with 12-15 members per crew. Managed materials and tools for each site. Reviewed civil site plans. Insured crews were in compliance with AT&T rules, regulations and customer service standards. Completed walk-throughs and inspections with AT&T representatives and inspectors from various municipalities.

Worked with customers and subcontractors on pricing and timeline to get work completed. Making sure the work is being done up to code and per the customers requirements. Overseeing inventory control, site cleanup, site inspections. Worked with city inspectors making sure the jobs were up to code.

I would receive a vehicle work order. It was up to me to performed regular vehicle maintenance tasks; oil changes, lubrications and tune ups. Tested parts and associated systems to make sure that they are working accurately. Identified mechanical issues of the vehicle manually or by means of computerized diagnostic tools. Replaced damaged parts of vehicle. Repaired different parts of automotive systems. Adjusted repaired systems to manufactured recommended specifications.

Every summer I did the scheduling for camp activities. Camp set up. Kept track of payment of camp fees. Taught the children activities such as archery, weaving, pottery, stamp making, dying. Interacting with the parents and keeping them up to date on the activities of the day.

As a Marine Corp cannoneer you learned to set up, fire,and clean the M198 howitzer. You also needed to learn every round, fuse, and power group fired though it. The job takes mental and physical strength. As you move up in rank, your responsibilities becomes greater and greater. As a NCO in the Marines you become responsible for your junior Marines. Teaching them there job and also how to lead.
