Simon Property Group is a publicly traded commercial real estate company and the largest shopping mall operator with interests in more than 325 properties across the US and internationally. Manage full spectrum of operations, within a dual role, for the Outlet Marketplace; located within a 313,000 sq. ft² commercial property with 68 retailers and $5.3M EBITDA. Oversee a highly skilled team of 15 operational staff members, overseeing budget, property, and staff performance while leading all training and regulatory programs including OSHA, ADA, and EPA.🔸Develop and execute a 5-year, $1.9M capital plan to maintain and enhance the property; including strategies to advertise and lease vacant storefronts and increase overall customer traffic and revenues resulting in a 1.5% increase in sales per square foot. 🔸Partner with the Marketing department in the development and execution of a comprehensive plan to enhance key retail sales, increase SBV revenues, deliver compelling mall programming, and maximize technological resources such as social media to expand organizational footprint.🔸Slash operating expenses by 5%, resulting in nearly $50K in annual savings, while closing leasing deals that generated $24K above budgeted goals.🔸Manage net-profit programs for maximum results and benefit, including Redistribution, Parking Services, and Waste Handling; initiative alone produced $30K above forecasted projections.

Abq Uptown | Fashion Centre At Pentagon City

The Fashion Center is Simon’s flagship property, a 1M sq. ft², 4-story retail mall, and 12-story office tower. Supported daily operations, with direct reports of 5 administrative - 7 operational employees and development of the property site. Coordinated and engaged with specialty and permanent leasing groups to create partnership channels by adding innovative mixed-use retailers to existing tenant base. 🔸Oversaw $6M expense budget and managed special projects, including a $4M renovation to three floors of the existing office tower and the implementation of a utility tracking system used in legal arbitration that resulted in a $250,000 lease renewal.🔸Collaborated with operations and marketing teams to execute new store openings including Kokee Tea and LoveSac; successfully launched store build-out and digital marketing campaigns. 🔸Coordinated the efforts of outside vendor partners, including working with a Spanish Architecture Firm to design a future children’s play area. Evaluated all third-party property service agreements to ensure center received agreed-upon services.🔸Planned and executed regional charity event that raised $1.4M in donations, 10% above goal. Coordinated Back-to-School, Halloween, and Black Friday events including security planning initiatives.

Potomac Mills Mall (Virginia)

Simon Property Group’s Potomac Mills property consists of 1.5M sq. ft² of space, containing more than 220 retailers. Assumed full administrative support for operations, marketing, and leasing, including sales staff performance tracking, financial, and risk management procedures. 🔸Analyzed and maintained a $2M Gift Card program including the recruitment and scheduling of Guest Service Representatives. 🔸Analyzed financials through effective budget planning uncovering approximately $42,000 in backed utility charges to tenants through tracking and organizing gathered utility meter data on leased and vacant spaces to delineate landlord versus tenant responsibility per lease term and language. 🔸Secured an additional $20,000 of miscellaneous revenue through late fees and incorrect CAM charges through analyzing and maintaining the accuracy of billings and corresponding leases.
