Supported Regional Vice Presidents in all asset management functions including operations, leasing, specialty leasing and marketing. Supervised property management teams’ timely and accurate delivery of periodic financial and operations reports to corporate and clients/owners. Coordinated and trained mall accountants on Kardin budget and forecast. Worked with mall teams on preparation of annual budgets. Oversaw monthly accounts receivable calls with mall teams and clients to ensure that collection procedures were in place.

Partnered with Leasing RVP’s and Leasing Reps to prepare paperwork for internal approvals on new deals, renewals and miscellaneous other changes to lease documents. Trained new employees on Dealmaker software. Prepared annual budget for leasing fees and updated forecasts monthly. Worked on various special projects for Senior VP and RVPs.

Assisted RVP in special projects as coordinating A/R calls with the Mall Team and Asset Recovery to reduce tenant A/R, prepared monthly roll-up summary reports for West Region, and developed CAM/TOE rates for new developments. Coordinated Forecast and Budget process with Mall Teams. Created a budget calendar for preliminary due dates throughout the budget process. Partnered with the Mall Teams on the various budget forms and helped to coordinate preliminary approvals from Leasing and Management RVPs. Reviewed the completed books with the Mall Team, Accounting and the RVP before sending to Ownership.

Enhanced value of assigned centers through the leasing of temporary space. Canvassed region to find and develop new retail concepts. Generated new leads for assigned centers and negotiated deals

Monitored leasing and occupancy levels for all West Coast Properties. Also, tracked revenues and expenses to stay within budget requirements. Reviewed lease provisions; interfacing with legal department and tenants.

Prepared and monitored budget for shopping center. Prepared monthly reports for asset managers and corporate office. Worked with tenant contractors, inspectors to open new stores. Coordinated activities of mall contractors, security, landscaping, and maintenance.

Managed all A/P and A/R. Prepared and monitored operations budget and Monthly Status Reports. Negotiated with and directed landscaping, elevator and escalator contractors.

Processed hourly and exempt payroll for 1,200 employees. Filed tax returns for Federal withholding and unemployment as well as for 15 states’ withholding and unemployment.
