In 2003, relocated to California and successfully established PACLAND’s Sacramento area branch office. Championed Development projects (totaling +3M SF) from conception through to completion. Managed office/business operations, including budget development, cost control, forecasting, scheduling, client status reporting, and owner’s agent / representation. Directed and empowered top-performing teams to capture quality and budget goals, ensuring alignment with client expectations/objectives. Key Accomplishments: • Excelled as Principal lead consultant for Mission-Critical Data Center (300,000 SF); Served as Owner/Developer’s agent and project lead to fast track Site Feasibility/Selection, Site Due Diligence, Real Estate Transaction, Land Use/Development Plan, Environmental Impact review and Project Entitlements, design, Construction documents and construction administration for onsite/offsite infrastructure..• Directed Large-scale Renewable Energy projects: PV Solar electric array, phased on four sites combined 475-acre, 60-Mega Watt renewable electric power. Directed predevelopment and design for multiple agricultural biogas projects, promoting green Renewable Energy. • Led full lifecycle of mixed-use development project; Commercial (215,00 SF), Mixed-use MF Res (216 unit) on 40-acre site, Hotel, and Community Park. Served as Owner/Developer’s agent and lead consultant for project Due Diligence, Real Estate Transaction, Environmental Impact analysis (EIR), Site Assessment and Land Use Project Entitlements process.

Liaised with management and clients to ensure prompt and accurate communication while leading planning, entitlement and design for large-scale private projects. Ensured projects maintained core client specifications. Managed top-performing design team. Established project schedule, site feasibility, and cost estimates.

Led construction projects ($2M to $20M) for private design-build and build-to-suit contracts in manufacturing, industrial, commercial office, and mixed-use developments throughout Oregon and SW Washington. Directed project staff. Delivered timely and accurate project scope, schedule, cost, and forecast. Supervised construction team to ensure quality completion of projects—on time and on budget—aligned with client specifications. Served as key point of contact with client owner/developer and project consulting Architect and Engineers. Drove project completion, financial control, all critical success factors, and customer satisfaction.
