Rural Solutions is a consultancy, planning and design practice specialising in rural land and property whose mission is to work with forward thinking owners and managers of rural land and property to realise their ambitions through creative approaches to strategy, planning, design, management, development, and use of these assets. Operating nationally, with a team of c.38 professionals including consultants, planners, property development professionals, architects, landscape architects, analysts, researchers, and graphic designers all working exclusively on rural strategy and development projects.Main responsibilities include: - Planning Applications - Preparation, submission and management to determination- Appeals - Preparation of appeal statements and proofs of evidence, & representing clients at Appeal - Specialist evidence - providing specialist evidence on rural sustainability- Site Promotion - Promoting sites through the Local Plan Allocations process- Local Plans - Preparing Local Plan consultation responses & representing clients at Local Plan Examinations- Site Appraisals - Conducting research and site appraisals & advising clients on development opportunitiesWorking across all sectors including employment, leisure & tourism, renewable energy, residential and retail.Experienced in planning, with success, in designated areas (National Parks, AONB, Green Belt etc) and working with Heritage Assets.

- Within a team of three officers involved in preparing the Borough’s Core Strategy, with lead responsibility for policies covering design, climate change & renewable energy, infrastructure & developer contributions and community facilities including health, education & training, and arts & cultural facilities.- Lead officer on preparation of an Infrastructure Study to support the LDF.- Managed and supported external consultants in preparation of sub-regional Renewable Energy studies.- Annual monitoring including land availability reports for retail and employment development.- Providing planning policy advice to council officers, elected members, developers & agents and the public, regarding development proposals in the borough.- Developed skills in report writing, research, public engagement, options appraisal & problem solving and mapping (GIS)

- Case Officer for Planning Applications including residential, retail, employment, leisure, agriculture and renewable energy developments, in addition to Listed Building and Conservation Area consents and Lawful Development Certificates- Handled planning appeals at written representations and informal hearing levels- Experience in conditions compliance, enforcement and minor amendment matters- Proactively led and managed pre-application negotiations with developers and landowners- Role as planning representative at one of five area committees
